Fire safety engineering that carries designs through approval

01 — Fire Safety Engineering

Fire safety engineering is the discipline of demonstrating — with analysis rather than assumption — that a building protects the people inside it. At QFS it is the core of the practice. We develop fire safety strategies from concept stage, prepare Performance Solutions where designs depart from the prescriptive provisions, and stand behind our documentation through certifier review, fire brigade referral and construction.

Our home ground is NSW, where we understand what Fire and Rescue NSW expects to see in a referral and how councils and certifiers assess fire engineering documentation. That local fluency is often the difference between one review cycle and three.

What this service covers
  • Performance Solutions addressing fire-related Performance Requirements — structure, fire spread, detection, suppression and egress
  • Fire engineering reports and Performance-Based Design Briefs (PBDB) developed with stakeholders
  • Fire safety strategies for new buildings, alterations and changes of use
  • Consultation with Fire and Rescue NSW and other authorities having jurisdiction
  • Fire safety upgrade advice for existing buildings, including orders and fire safety schedules
  • Peer review of third-party fire engineering documentation
  • Construction-phase support: inspection of fire-safety-critical elements, RFI responses and as-built review
Typical triggers
  • Open stairs, atriums or voids connecting storeys
  • Egress travel distances or exit configurations beyond the DTS tables
  • Reduced fire resistance levels, or existing construction that can't achieve tabulated FRLs
  • Fire hydrant or sprinkler coverage that can't meet prescriptive layout rules
  • Fire brigade access constraints on tight or irregular sites
  • Heritage fabric that prescriptive upgrades would destroy
What you receive

Documentation built to be approved.

  • A fire engineering report or Performance Solution structured for assessment — methods, acceptance criteria, analysis and conclusions
  • Stakeholder consultation records (PBDB) where required
  • Marked-up drawings identifying fire-safety-critical design features
  • Support through approval — certifier and brigade queries are answered as part of the fee, not as extras
